With Hand Delivery + Certified Mail ($99.98 in metro areas, $139.98 in extended service areas), a professional courier brings the notice to the property and hands it to an adult resident — or, if no one answers, posts it securely at the front door. You receive photo, GPS, and timestamp evidence of the delivery, and we also send the notice by USPS Certified Mail the same day, giving you two independent proof trails. The courier is not a process server and no affidavit of service is included; many states permit notice delivery by any adult, but if your court requires personal service by a process server, consult a local attorney. This is common — Certified Mail requires a signature, and tenants sometimes avoid signing. It doesn't defeat your notice. In most states, notice is effective based on proper mailing, not on whether the tenant signs. That's also why every order includes a First Class Mail copy sent the same day: it needs no signature and is delivered straight into the mailbox. The USPS tracking record showing an attempted delivery and notice left actually strengthens your file — it documents that the tenant had the opportunity to receive the letter. If the certified letter is returned to you unclaimed, keep the envelope sealed; an unopened returned certified letter is classic evidence of attempted service. If your notice has not yet been handed to USPS, you can cancel and receive a full refund instantly from our cancellation page. Because printing and hand-off take up to 2 business days, you normally have a window to catch a mistake after ordering. Once the notice has been printed and handed to USPS, we are unable to issue a refund as postage and mailing costs have already been incurred.
